We register the ownership of residential property

The procedure for registration of ownership is quite complex, time-consuming and time-consuming. Most people sooner or later resort to this procedure, as the state registration of the right to real estate is the only proof of the existence of this right. Let's look at the process of registration of ownership in more detail.

Ownership must be registered if you buy, change, give, inherit, privatize / de-privatize, rent for a long term, build a property, or if any property is not registered in a single state register of rights. The registration procedure is regulated by the Civil Code and the law "On state registration of rights to real estate and transactions with it." The right of ownership is recorded at the location of the property within the registry district, if the property is not located on the territory of several districts. The name of the registration body itself may differ in different cities and republics of the Russian Federation: the state commission for real estate and land relations, the city bureau for registration of real estate rights, the regional registration chamber, etc.

To register you need a package of title documents and not only. You need to apply to the registration authority, pay the state fee, confirm your ownership of the real estate with the documents. From all documents it will be necessary to make copies, since for submission to the registration authority you will need both the original and a copy. It will be necessary to provide a cadastral plan for a land plot or a real estate object with a cadastral number. The cadastre plan for land is certified by the Land Resources Committee, and the other property is the Bureau of Technical Inventory or another organization that keeps records of real estate objects.

If the property has just been built, you will need documents confirming its creation (contract agreement, investment agreement, acceptance certificate, state commission act , design and estimate documentation, subcontract agreement) and a lease / title deed to the land.

The ownership of the construction is confirmed by the following documents: a document on the right to use the land plot, a document describing the unfinished construction, design and estimate documents.

All provided documents on real estate must contain all the necessary information for registration of ownership of real estate and the reflection of this information in the Unified State Register of Rights. The documents must contain a detailed description of the type of property. The text of the document itself should be easy to read and legible, all names, surnames, patronymics, addresses and names should be written completely, without reduction, if there are mentions of legal entities, then the actual and legal address of this person must be indicated.

If the documents are provided by an individual, the passport of a citizen of the Russian Federation will be required of him, an organization representative will additionally require a document confirming his authority to act on behalf of the organization.

If there are corrections in the documents, subscriptions, erasures, omissions and other corrections or serious damage to the document, your documents will not be accepted and considered.

If all the documents are in order, your documents will be accepted for consideration and they will give you a receipt with the date of acceptance and a list of documents received from you. Within a month, the title deed should be ready.
