Why do we need a draft design?

The first stage of designing any object is a preliminary design. At this stage, decisions are made on the layout of the room, its appearance, location on the territory (if it is a question of construction of a structure), scale, device, period of operation, functional purpose and general plan of work.

Why do we need a draft design? Often, as practice shows, the requirements and wishes of the customer do not coincide with the current building codes and requirements for urban development. In the future, this can entail a long paper proceedings on the design of the constructed object. Therefore, the draft project coordinates and considers all the parties needed for the customer:

  • Preparation of the territory for building;
  • The definition of major and minor construction projects;
  • Determination of the necessary additional subsidiary and service buildings;
  • Connection to communications (telephone, Internet, power supply, etc.), as well as technical support of the facility (water supply, heat supply, gas supply, sewerage, etc.);
  • The need for communication facilities and transport facilities;
  • Improvement of the surrounding area;
  • The need to erect temporary structures;
  • Approximate budget;
  • other jobs.

All these aspects are included directly in the draft design. They are very important to consider. An explanatory note is also attached to the draft design.

To the customer this kind of work helps to plan and calculate the cost part correctly, make adjustments to the construction of your facility. At the pre-project stage, it becomes clear what preparatory work needs to be done. In the future, the outline design helps the customer avoid the costs of correcting shortcomings and errors. After all, at this stage it becomes clear how the external networks, electricity, water supply, sewerage, the system of tracks and the location of other elements will take place.

We can say that the outline project helps the customer to visualize and understand the technical side of his future construction site. And the performer is much easier to approve and work out the chosen concept, remove unnecessary and make new changes.

The preliminary design project consists of the following components:

- General plan. This is a schematic image, corresponding to the scale of the plot with planned buildings, entrances, entrances and elements of improvement. In addition, the so-called red lines are designated on the master plan, and already all planned buildings and changes are noted with respect to them. The main goal is to comply with all building codes and take into account the customer's desire.

- The floor plan is a schematic representation of all premises, furniture, equipment and utilities.

- Facade. The image helps to further approve the passport of the facade in the relevant authorities and get a general idea of the appearance of the structure.

- Also important is computer visualization, which helps to see the object from different angles.
