Inspection of foundations and structures

A foundation survey may be needed in a variety of cases. The most obvious options are long-term construction, which it is decided to resume, or simply old buildings, in which some reconstruction is planned for a modern day. Often it happens that the customer begins to freeze the construction for a while, because he has some problems. And then, when it comes time to reopen it, the reliability of the constructed structure is in doubt. Has not the foundation got any deformities invisible to the eye that will affect the strength of the future building? A survey of foundations is able to answer these questions.

Old buildings are often reconstructed with the subsequent superstructure, increasing the number of storeys. And this means an increase in the load on the foundation of the structure. To find out whether it is possible to translate such plans into reality, and first of all, a survey of foundations is done. The results of such surveys may lead to the fact that it will be necessary to make changes in the design, use lighter structures and materials or reduce the estimated number of storeys of the reconstructed building. In some cases, it is possible to strengthen existing foundations, but more often inspection of dilapidated buildings leads to their recognition as emergency.

Inspection of structures of buildings and structures begins with a visual inspection. If the cracks already visible in the walls, it is unlikely that experts will be able to give a positive conclusion. Then follows an instrumental examination. For example, with the help of a georadar, it is possible to establish the presence of defects inside reinforced concrete structures, without violating their integrity. Mechanical, ultrasonic, vibrational and other methods are used, allowing to make a complete picture of the presence of defects and damages.

The inspection of premises is done, as a rule, not during construction, but before the purchase and sale. In this case, it is possible to establish with absolute guarantee what hidden defects a house, cottage or office building has, what mistakes were made in the course of its construction or operation, how much will it cost to remove them, whether it makes sense to purchase real estate with such characteristics. This procedure can also give an answer to the question "Is it possible to repair or reconstruct this room".

As a rule, first the foundation is inspected. Then, the technical condition of the walls and other supporting structures, engineering communications, and also the roof is assessed. Violation of their integrity is often recorded in photographs. Surveys are also conducted after various emergency situations, for example, after a fire, in order to assess whether the surviving structures will recover, how much money may be needed for this. In addition, such work should be ordered if there are doubts as to the quality of the work of the builders. The results of the survey and construction expertise can be used in court.
