When it is necessary to evaluate real estate objects

The definition of the concept of "real estate" is very clearly given in the Civil Code of Russia, according to some articles of which the real estate sites include land and all elements existing on them.

In connection with the active development of market relations, valuation of real estate objects today is a very demanded type of services. At the moment, there are many types of land ownership (public, private, commercial), each of which, in one way or another, needs to conduct evaluation activities.

The following shall be assessed:

- residential real estate objects, which include individual houses, apartments;

- land;

- Real estate of commercial type: hotels, warehouse, office, commercial premises;

- unfinished construction projects;

- real estate of industrial type;

- engineering Communication;

- Various auxiliary and economic structures located on land plots.

The actual valuation of real estate is required in many cases related to the process of buying and selling land and buildings and structures located on it, leasing property, resolving various property disputes, entering into the inheritance rights, setting the balance of previously unrecorded objects. To date, the so-called mortgage type of lending has become very popular. In the case of obtaining such loans, appraisal of real estate objects is not only desirable, but even necessary, since banks issue money to the borrower only after receiving the official certificate of assessment.

Not without the implementation of this procedure, and no investment project, the conclusion of a variety of insurance contracts, the signing of marriage contracts and many other legal actions carried out with real estate. In the event of damage to property as a result of accidents, bays, fires, natural and other disasters, it is necessary to estimate the damage to the real estate in order to determine the extent of the damage caused and to calculate the amounts necessary to carry out repair or repair work. By the way, evaluation should be carried out even when the resolution of the conflict is peaceful, without resorting to a court.

Typically, the customer usually knows the approximate cost of the object to be valued, but do not forget that it is usually calculated its market value, which depends on many factors, including the prices currently set in the real estate market. It is for this reason that the conduct of appraisal activities should be trusted only by professionals, because today there are a lot of companies that provide this kind of services. In addition, the conduct of an independent examination ends with the issuance of a document (an evaluation report), which has an official legal status.

And another important fact: the valuation of real estate is held as of any particular date. Typically, this is the day the expert conducts an inspection of the object.

There is also another type of property valuation - the so-called cadastral valuation. This type of examination is considered mandatory in many cases, especially if it concerns issues of taxation, transactions with land at the level of state organizations. In this case, the customer of the appraisal activities is not a private owner or a legal entity, but a municipal government body.

As a result of all of the above, we can draw the following conclusion: the valuation of real estate is a serious process, which requires the availability of appropriate qualifications and knowledge. That is why the implementation of expert events should be trusted only by professionals who have proven themselves in this field of activity.
