Every month, residents receive receipts for payment of utilities. And in each there is a section "Maintenance of housing and maintenance". What is included in it? Often, apartment owners are interested not in the price of services, but in the regularity of their implementation. After all, many employees of public services do not perform the entire list of works. The reasons for such actions include the lack of funds, workers. Periodicity and timing of work should be specified in the contract. If there is no corresponding section, then the organization has adopted its own schedules for performing various services.

There are recommendations for cleaning public spaces. They can be used as a basis:

  • Removal of dust from the ceilings - twice a year;
  • Washing windows - 2 times a year;
  • Washing floors - every day;
  • Sweeping - daily;
  • Treatment of walls - 2 times a year;
  • Rubbing sills - every month;
  • Processing of mailboxes - once a month.

Types of work on time

Works are seasonal, planned and necessary. The first are held annually, when the house needs to be prepared for the heating season, as well as after it. To do this, check the readiness of the pipes and other activities. Scheduled repairs can be performed throughout the year. This is necessarily consistent with the tenants, so that changes can be made.

Necessary repairs are required to troubleshoot problems that have occurred accidentally, and they must be urgently removed. For example, communication was broken in the supply of water, gas or electricity. Such work is carried out if necessary.

What to do if an unreasonable increase in prices?

By law, residents have the right to file complaints with higher authorities. If an unreasonable overstatement of tariffs for any services was found, a collective claim is necessary. Usually for such actions companies have to pay fines. And they are not provided to the state, but to the affected citizens.

It is desirable to file a collective complaint, because it will be considered much faster. In it, you need to state the need to perform the recalculation, as well as the validity of the charges. If the illegality of prices is proved, the company pays compensation.

Changes in legislation

Since 2016 a new line has appeared in payment documents - TKO. For solid municipal waste the fee is charged on the amount of garbage per person. There will be no section of common house needs, as it was moved to repair and maintenance.

Now there is a law, according to which the manager is obliged to pay a fine in case of poor performance of work. The same applies to cases of incorrectly read receipts.
