Classes of offices: A, B, C. Detailed characteristics and differences
In the field of office real estate, as in other areas of activity, there are basic laws and principles. They promote more productive cooperation of realtors and brokers with their clients. This is especially important when making transactions for the sale, delivery or removal of premises. Introduced classes of offices significantly simplify the interaction of brokers and realtors.
general information
In order to avoid the occurrence of various confusions and to eliminate the need for additional explanations that take a long time, there is a generally accepted division. Classes of offices (total of 4) have their own characteristics. The system by which commercial categories are allotted came to Russia from foreign countries. Nevertheless, the office market has its own subtleties. Therefore, the buildings are divided into certain categories. Within each group there is a more specific division into classes of offices. Further in the article we will consider them in more detail.
Office Class A
This is the type of premises that has the highest reputation among the rest. Aggregate qualities, as a rule, meet the highest requirements. Below, the main characteristics of such premises will be presented.

Often, offices of this category are located in the central administrative districts or in the immediate vicinity of them. A significant addition to this type of premises is the maximum convenient access and availability for transport communications. The buildings themselves are mostly business centers. This class includes buildings that have just been built or are less than three years old from the date of commissioning. It is also possible to use the thoroughly reconstructed buildings that were built not so long ago.
Regulatory requirements
It is necessary to comply with the complete and correct execution of the legal package of documents confirming the right of owners to the property and the right to use the building. The management of the premises or group of structures must be maintained at a professional level and fully comply with the international standard.
Architectural Considerations

Design and finish
The advantage is open planning. It allows you to change the type of premises according to the requirements declared by the tenant. So, the office layout allows:
- Create a unique author's design. But, as a rule, this option is available only for large customers.
- To make individual preferences of the tenant using the highest quality materials.
In addition, in such offices modern windows are installed, which maintain a high degree of natural illumination of the room. It is also important that in Class A buildings installation of only the latest equipment is allowed, as well as a ventilation system and climate control.
Additional Features
To ensure telecommunications, fiber-optic materials are used and the services of a reliable provider are connected. For uninterrupted power supply, two independent sources are used or uninterruptible power systems are present. An obligatory condition of office premises of this class is the presence of a guarded parking lot for cars. For buildings of this level, it is desirable to have two types of parking: underground and above ground. Class A offices provide round-the-clock surveillance of the perimeter. It is necessary to establish high-quality security systems and strictly adhere to the rules of admission to the building. To improve the convenience of staff and the comfort of visitors, service units are formed.
Second category
Premises of this type are mainly business centers that have been in operation for more than 5 years. Also in this type are renovated and fully converted mansions. Much less often they are reconstructed industrial or administrative buildings erected during the Soviet era, and the construction of the last 10 years. Class B offices are more popular, because they are in demand on the market due to the absence of radical differences from the category described above. At the same time, their cost is an order of magnitude lower, respectively, they are most beneficial for customers. The cumulative qualities of such buildings must meet certain requirements.
General Provisions
Of great importance is where the class B office is located. There is a special need for transport accessibility. An important landscape outside the window. The maintenance of legal documentation must be as correct and complete as possible. Especially it concerns the ownership of the building and the right to use it. It can be carried out by the building maintenance service, mainly by domestic companies, or by the independent forces of the owners of the facility.
Exterior
The building has a representative appearance, however there are slight differences with group A. Similar buildings can not boast of exquisite architecture, but the study of the entrance areas is kept at a high level, although without excesses.
Interior
Free planning with a large number of corridors is ideal for this type. Finishing is carried out in a standard style using high-quality materials. Installed modern ventilation equipment, there is the possibility of using split-air conditioning systems. For the implementation of telecommunications, optic-fiber communication is being laid, reliable provider services are connected. Compliance is maintained by the efforts of round-the-clock security and an automatic security system. There is a ground parking for cars.
Third category
This group includes premises built during the Soviet period and reconstructed for commercial use. As a rule, this includes plants, research institutes and similar facilities. If the above classes of offices are conveniently located, then the described species is characterized by a different location. Often, a class C office is located in a residential area and is a short distance away from metro stations. Often the appearance of buildings is unattractive, at best it is subject only to cosmetic repairs. Documentation should be completed correctly and in full, but some exceptions are allowed. The layout is standard, with a high number of corridors and load-bearing walls. All interior decoration is carried out only on the initiative of the owners themselves. Ventilation is not available, it is possible that there is a split system. For telecommunications, services of commercial providers with various reputations are connected, there is a telephone and an Internet connection. It is possible that there is no territory for car parking. The building is fully managed by tenants. The service structure may not be at all.
